Question: What make a resident happy and how to keep them?

I am about to start a new job as a property assistant manager in Seattle. I want to go in my frist week and lease a shit load of units. What good advertising method should I use to get more people to come in and lease up units? I also want to know what make a happy resident? What would you suggest on ways to keep your residents happy ?
